If you're currently trying to find a rental property in Poole, it probably won't come as a surprise to hear that competition remains incredibly strong.
The latest figures from Propertymark, the professional body for estate and letting agents, show that an average of eight prospective tenants were competing for every available rental property during May 2026.
Its member branches recorded an average of 98 new tenant registrations during the month, but had only around 12 properties available to rent.
That is a lot of people chasing a relatively small number of homes.
Why is the rental market still so competitive?
The simple answer is that there still aren't enough rental properties available to meet demand.
According to Propertymark, the average number of rental properties held by each member branch fell slightly to 12.09 during May. At the same time, the average number of new fully managed properties coming onto the market dropped to just 2.39 per branch.
Despite this, tenant demand increased sharply.
The result is a market where good-quality, sensibly priced rental properties can attract a large amount of interest within a very short space of time.

What does this mean for tenants?
For tenants, being prepared has never been more important.
If you see a suitable property, register your interest quickly and make sure you have the information needed for referencing readily available. This will normally include proof of income, identification and details of your current or previous landlord.
It is also worth being realistic about your requirements. With fewer homes available, tenants who are very restricted on location, moving date or property type may find that their search takes longer.
However, you should never feel pressured into taking a property that is unsuitable or paying money before you understand exactly what it is for. A reputable letting agent will explain the application process clearly.
What does it mean for landlords in Poole?
For landlords, strong tenant demand can mean shorter empty periods and a good choice of applicants—but only if the property is marketed and managed correctly.
Finding a tenant is not usually the difficult part in the current market. The important bit is choosing the right tenant.
A thorough application and referencing process helps identify applicants who can afford the rent, have a suitable rental history and are likely to look after the property. Simply choosing the first person to enquire, or the person offering the most money, is not always the best long-term decision.
Presentation and pricing still matter too. Tenants may have limited choice, but well-maintained homes will normally attract stronger applicants and encourage people to remain in the property for longer.
More rental homes are urgently needed
Propertymark has warned that continued legislative change and increasing pressure on landlords could discourage future investment in the private rented sector.
That would be bad news for tenants as well as landlords. If more landlords decide to sell and fewer people are willing to invest in rental property, the shortage of available homes could become even worse.
The private rented sector needs responsible landlords providing safe, well-maintained homes—and those landlords need clear advice and professional support.
