If you have been a landlord for a while, you will have heard the whispers – Section 21 is on its way out. Some people are calling it the end of the private rental sector as we know it. Honestly? I don't agree. This isn't the death of renting in Poole – it's just the next chapter. And if anything, it's the moment for agents like us to show exactly what we're here for.
For years, Section 21 has been a bit of a safety net. Not perfect, but simple. If you needed to regain possession after a tenancy, it was the straightforward route.
From 2025, that's gone. All new tenancies will be open-ended, and landlords will only be able to seek possession through Section 8 grounds – things like rent arrears, anti-social behaviour, or if you need to sell up.
So yes, I get it – a lot of landlords are feeling nervous. Some even worry it's time to throw in the towel. Section 21 was that bit of reassurance, especially for those with just one property. Without it, some are already thinking of selling up.
But here's the thing: you can still get possession of your property. The Section 8 process has been widened and made clearer. What changes is how watertight your paperwork, evidence and tenancy management need to be. That's where a good agent really earns their keep.
Because let's be honest, Section 21 was never meant to be a 'quick fix' for poor management. Too often, it was used when tenants were in arrears, or when communication had broken down.
Now, the spotlight is firmly on proper management – inspections, arrears procedures, clear communication – the things we've always done as standard.
And here's the good news: landlords who stick with it are usually the ones who treat their rental as a business, and who expect their agents to be on the ball. That's no bad thing! In fact, the sector will probably become more professional, which protects both landlords and tenants in the long run.
We've all seen big changes before – licensing, tax shifts, extra compliance hoops to jump through. Each time, the best landlords and agents adapted and carried on. This will be no different.
So my advice? Don't panic. The rules are changing, but with the right advice and an experienced local agent ( hello, that's us!) by your side, you can still protect your investment, keep good tenants happy, and navigate these changes with confidence.
Change always feels bigger than it is – but trust me, this isn't the end of the world. It's just the start of a new way of doing things, and in Poole, we're ready for it.
