There is a common belief that fully managed letting services are mainly for landlords who are too busy to manage their properties themselves.
Time is certainly one reason landlords choose a managed service, but it is far from the only one.
Property management is really about protecting three things: your rental income, your legal position and the long-term value of your property.
The convenience is a welcome bonus.
Protecting your income
A property investment only works properly when the rent is being paid and unnecessary empty periods are kept to a minimum.
Good management includes monitoring rent as it falls due and contacting the tenant quickly if a payment is missed.
That early contact matters.
A late payment could be a simple banking error or the first sign that the tenant is experiencing financial difficulty. The sooner the situation is understood, the more opportunity there is to agree a solution or begin the appropriate process.
Ignoring it for several months rarely improves matters.
Protecting your legal position
Landlords now operate within an increasingly regulated market.
Documents must be provided, deposits correctly protected, safety requirements met and the proper procedures followed when changing the rent or seeking possession.
Under the Renters' Rights Act, Section 21 is no longer available and landlords must rely on an appropriate possession ground. That places even more importance on accurate records and following the correct process from the beginning of the tenancy.
A managed service gives the landlord an established system for handling those responsibilities.
It cannot guarantee that a legal dispute will never arise, but it can greatly reduce the risk of one being caused by a preventable administrative mistake.
Protecting the property itself
Properties need attention even when tenants aren't reporting problems.
Routine inspections can identify early signs of leaks, condensation, exterior deterioration or maintenance that may otherwise remain unnoticed.
The purpose isn't to invade the tenant's privacy. Inspections should be arranged with proper notice and conducted reasonably.
They give the agent an opportunity to see how the property is performing, discuss any concerns and recommend preventative work.
The most expensive repair is often the inexpensive repair that nobody dealt with six months earlier.
It isn't only for inexperienced landlords
