🏡 Landlord Update: The Renters` Rights Bill – What You Need to Know

There's a lot happening in the world of lettings right now – and if you're a landlord, you might be feeling a bit unsure about what's coming next. The Renters' Rights Bill is the latest proposed shake-up to the Private Rented Sector (PRS), and it's causing quite a stir.

🚨 So, what is the Renters' Rights Bill?

This Bill aims to bring 'long overdue' reform to the PRS – giving tenants more security and cracking down on poor-quality housing.

The Government believes the PRS is currently the least affordable and most insecure form of housing. While most landlords (like many of our brilliant local clients) provide a great service, the changes are designed to target those who don't – unfortunately, that means everyone gets swept up in the process.



🔑 Key Changes at a Glance

Here's what the Renters' Rights Bill includes:



No more fixed-term tenancies
- All tenancies will become periodic (rolling month to month). Tenants can leave more easily – and it changes how you manage long-term occupancy.


Limited rent increases -
Rent can only be raised once per year, using a Section 13 notice.
No mid-term increases, and tenants must be given proper notice.


Abolition of Section 21
'No-fault' evictions are being scrapped - You'll need to use Section 8 grounds – which are being expanded – to regain possession.

Updated Section 8 possession grounds
The list of reasons for possession is growing, including cases like repeated rent arrears, antisocial behaviour, and landlord move-in. But the process is more formal and needs careful handling.


No rental bidding wars -
Landlords and agents can no longer accept offers above the advertised rent price – so you can't favour tenants based on how much they're willing to pay.


Landlord ombudsman service -
A new, independent body to handle disputes between landlords and tenants. It's designed to keep issues from escalating.


New national PRS database -
Landlords and rental properties will need to be registered. This adds transparency and may become a licensing requirement in future.


Decent Homes Standard introduced -
All rented homes must meet a minimum condition standard. Most well-maintained properties should be fine – but if you've got an older property, now's a good time for a health check.


No discrimination -
Landlords will no longer be able to refuse tenants just because they're on benefits or have children.


Pets can't be unreasonably refused
- If a tenant wants to rent with a pet, you'll need a legitimate reason to say no.
